AREA MAINTENANCE FOREMAN

SUMMARY

General Description:  Manages an area maintenance shop of the Texas A&M University Physical Plant; directs the work of a group of technical and building trades journeymen, and their helpers, and apprentices.

DUTIES

Typical:  Coordinates building maintenance requirements with proctors of assigned buildings; assigns work to subordinates; lays out and explains jobs to be done and suggests working procedures; instructs subordinates in new techniques; inspects completed jobs; supervises the work of skilled trades craftsmen and maintenance workers both in the shop and outside; supervises the preparation of timekeeping records and reports; plans and supervises a progressive preventative maintenance program; manages, directs, and schedules work activities of skilled and semi-skilled trades craftsmen; requisitions spare parts and determines materials and manpower requirements, assists craftsmen on solutions to difficult problems, and gives on-site supervision over hazardous or unusual work assignments; estimates time and materials required for projected jobs; keeps records and submits reports; initiates requisitions for supplies and equipment; performs related duties as required.

SUPERVISION

Received:  General instruction and occasional review from the Superintendent-Area Maintenance or other supervisor.
Given:  General instruction and periodic review to journeymen, apprentices, and helpers.

EDUCATION AND EXPERIENCE

Required:  High school graduation or any equivalent combination of training and experience. Five years experience in a mechanical, electrical, building or other skilled trade with three years supervisory experience.
Preferred:  Completion of a federally certified apprentice program in the technical trade supervised. Associate degree in an engineering discipline. Five years supervisory experience in facilities maintenance and renovation.

LICENSES, CERTIFICATES OR REGISTRATION

Required:  Licensed in the primary technical or building trade as required. Valid driver's license. Must be able to obtain State of Texas class "C" vehicle operator's license within 30 days of employment.
Preferred:  None.

EQUIPMENT

Typical:  Use of personal computers and associated software including facilities management and renovation and scheduling programs.

KNOWLEDGE, ABILITIES AND SKILLS

Typical:  Ability to use tools, machines, equipment and materials of the mechanical, electrical and/or building trades.
